Why a little competition is good for business… 

There’s a familiar refrain whenever a new business opens in Oxted: “Do we really need another one of those?” Whether it’s a café, salon or fitness studio, it can sometimes feel like the high street is repeating itself. But the reality is, those new arrivals are often a sign of something far more positive.

Take the latest additions to the town. Alongside a much anticipated banking Hub, we’re welcoming a gelato parlour—alongside  new Studio Co Reformer Pilates and a new hair salon on Station Road West, which is genuinely great news for residents and businesses alike. On the surface, you might group some of these into “more of the same.” But look a little closer, and they represent investment, confidence and demand in Oxted as a place to do business.

The truth is, businesses don’t open unless they believe customers are there. And when similar businesses cluster together, it can actually strengthen a town centre rather than dilute it. A single café might be convenient, but a choice of several can turn a quick stop into a proper visit. People are more likely to come into town, stay longer and spend more when they know they have options.

It’s also worth remembering that empty units do far more damage to a high street than a business you might not personally use. A let shop – any let shop – brings light, activity and footfall. It supports neighbouring businesses and helps maintain the overall feel of a thriving town. Vacant premises, on the other hand, can quickly drag that down.

Of course, balance matters. No one wants a high street that lacks variety altogether. But the mix of businesses we’re seeing – health and wellbeing, beauty, food and drink – reflects a broader shift in how people use town centres today. It’s less about purely retail and more about experience: places to meet, relax, invest in wellbeing and spend time.

And that’s where the opportunity lies. In a more competitive environment, the businesses that succeed are the ones that stand out. Whether it’s through exceptional service, a strong identity or a unique offer, differentiation matters more than ever. For customers, that means better quality and more choice. For the town, it means a stronger, more resilient high street.

Ultimately, new businesses opening their doors in Oxted is something to be welcomed. It shows confidence in the town and keeps the centre active and evolving. So next time you see a “new opening” sign—whatever the business—take it as a positive sign that Oxted is very much open for business.
